Honest at agency scale: Certaby is pay-per-check, so the more you run the more you pay, but the per-check price falls with volume (£4.95 single, £3.95 in a 200-pack, £2.95 in a 1,000-pack). A 200-check-a-month agency pays roughly £790/month at the 200-pack rate; a 5-let-a-month agency pays around £25. There is no monthly platform fee and no contract, so at low and mid volume Certaby is well below an annual-contract incumbent; at very high volume the gap narrows and a flat-fee platform may suit you better. We would rather you knew that up front.
How we picked the columns
The most recognised UK letting-agent peers
SmartSearch is the multi-sector AML incumbent (7,000+ regulated businesses). Veriphy is the closest published per-call price point (£4+VAT AML, no contract). Goodlord owns the 360 lettings-platform lane (and as of 2024-25 owns Vouch tenant referencing too). These three frame the buying decision for most UK letting agents looking at compliance vendors.
