Right to Rent is free (we guide the gov.uk check and record the statutory-excuse outcome) and applies in England only. Identity verification is on enquiry through a certified partner. One signed certificate per transaction is always included.
Sanctions, PEP and adverse-media screening applies UK-wide (England, Scotland, Wales and Northern Ireland). Right to Rent is an England-only duty; for properties in Scotland, Wales or Northern Ireland the transaction skips it and the EPC / MEES verdict reflects the local regime.
