Why we built this

A letting agent or conveyancer's real job is not to buy a sanctions check. It is to handle the compliance for a let or a sale and keep the evidence: screen the parties, check the property, satisfy the Right to Rent and money-laundering duties, and be able to show the audit trail when HMRC asks.

Most tools sell you a single check and leave the rest to you. Certaby is built around the transaction instead. You open a let or a sale, it works out which checks the regulations need, you run them, and the signed evidence is kept together with a verification link. No subscription, no annual contract, no demo call. You pay per check you run.

Who this is for

UK letting agents and conveyancers first, and the wider group whose job involves property and AML due-diligence decisions: estate agents, property managers, compliance officers, accountants and in-house counsel.

What we do well

We handle a let or a sale end to end. The transaction hub runs the AML and property checks each job needs and keeps one signed, hash-verifiable certificate for the whole transaction, with a verify link that lasts seven years. Around it sits continuous monitoring (a daily re-screen of the people and companies you have checked) and the written AML system an HMRC inspection asks for: a firm risk assessment, policies, an MLRO and training log, case management and an inspection-ready bundle.

What is distinctive is the property-risk overlay (flood, MEES, radon, coal, contaminated land, knotweed) on the same record as the AML check, and certificates that keep working after you stop paying.

What we don't do

We don't sell compliance advice. We don't tell you what to do with the answers; that's your professional judgement. We don't store your client data beyond what's needed to deliver and audit the check.

Where we are

UK-built, UK-hosted in London. The data sources we query are all official: the FCA register, Companies House, OFSI / UN / EU sanctions lists, MHCLG energy performance certificates, ONS postcode geography. We add the integration, the PDF, and the customer-friendly surface; you get the answer.

Why you can trust the evidence

We would rather earn trust with things you can check than with claims you have to take on faith. The data behind every check comes from the official sources a regulator uses: the OFSI, UN and EU sanctions lists, the FCA register, Companies House, and the MHCLG energy-performance register. We pass that data through; we do not invent or embellish it.

Every certificate is bound to a SHA-256 hash and published at a public verification page for seven years, so anyone you hand it to can confirm it is genuine. Our method follows the Money Laundering Regulations 2017 and the 2025 LSAG guidance, and we are plain about the boundary: we evidence the checks, we do not make the regulatory decision for you.
