What is the Risk of Flooding from Rivers and Sea (RoFRaS) band?
Checked on 27 October 2026 · Source: Environment Agency: long term flood risk
RoFRaS is the Environment Agency's dataset banding property in England by the yearly chance of flooding from rivers and the sea:
- Very low: less than 0.1% a year (less than 1 in 1,000)
- Low: 0.1% to 1% (1 in 1,000 to 1 in 100)
- Medium: 1% to 3.3% (1 in 100 to 1 in 30)
- High: more than 3.3% (more often than 1 in 30)
The bands take account of flood defences where they exist and describe present-day risk; the Environment Agency publishes climate projections separately.
Who uses it:
- Lenders, to judge the security and whether it can be insured.
- Insurers, to price cover (Flood Re helps keep cover available for many older homes at high risk).
- Conveyancers, as part of the buyer's due diligence.
- Letting agents, as material information for tenants.
The Environment Agency also publishes the risk of flooding from surface water (heavy rain rather than rivers or the sea) and a record of historical flood events. Wales, Scotland and Northern Ireland have their own flood maps.
Certaby's property checks show the flood risk from rivers and the sea and from surface water for the property, from the right authority for its address.
