How do conveyancers verify radon risk on a property?

Radon at conveyancing has two parts: the area's radon band, then (where the band is raised) a test in the property itself.
The band. UKHSA and the British Geological Survey map the estimated percentage of homes in each area above the radon Action Level of 200 Bq/m³, from under 1% up to 30% or more. Areas where 1% or more are above it are radon Affected Areas; the highest bands are common in Cornwall, Devon and parts of Northamptonshire and Derbyshire.
The test. A UKHSA home test (about £43) measures the actual level over three months. Where it is high, a sump or fan usually fixes it for a few hundred to around £1,500.
For conveyancers:
- Check the property's band. If it is raised, tell the buyer.
- The TA6 Property Information Form asks the seller about any radon test or remedy: a previous low result is useful, as levels are stable.
- In the higher bands with no earlier test, suggest a test before exchange, or a condition in the contract.
- Some lenders ask for a test or a remedy in the highest bands: check the lender's rules.
Certaby's property checks show the radon band for the 1 km square at the postcode, from the UKHSA and BGS map.
